Estimating Closing Costs

Closing costs are fees and expenses that both buyer and seller pay at closing.

When you apply for a mortgage, U.S. Bank will give you a Good Faith Estimate that itemizes your estimated closing costs. Once your loan is approved and a closing date has been set, your U.S. Bank Loan Officer or closing professional will provide you with the exact amount of your closing costs which are payable at closing in the form of a cashier’s or certified check.

Closing costs may include:

  • An origination fee
  • Discount point(s)
  • An appraisal fee
  • Credit report
  • Title search
  • Recording fees
  • Other costs described in the HUD-I at settlement
